CONTACT AN AGENT

We would highly recommend contacting an agent as soon as you are ready to start looking. That way you have an expert on your side who can help guide you. Even if you are looking at For Sale By Owner properties, having an agent to represent you can help cut your risk of missed steps or errors.

PRE-APPROVAL

Get in touch with your bank or a lende. We have a list we can share with you if you are unsure what financial institution to work with. 
A pre-approval letter gives you a step ahead of the game and lets sellers know you are serious and can afford what you are offering. This can also help speed the process along for you as well.

LET'S START LOOKING

Together we can compile a list of wants/needs and likes/dislikes and start to narrow down the homes available in the area you are wanting to buy. Then we can start the process of showing you homes.

MAKE AN OFFER

We have found the one!
Now it's time to put in an offer. We will work together to come up with a great offer that you feel comfortable with and submit it to the seller's agent immediately. Then we wait for an acceptance, counter offer, or even possibly an offer rejection. Don't worry! We can help you through either outcome by submitting another offer or if we cannot get the seller to agree, we can look at different properties.

OFFER ACCEPTED!

Great news! The seller has accepted your offer!
Time to celebrate your mini victory in the buying process!
We will now start discussing the appraisal, inspections, loan financing options (Conventional, USDA, VA etc) that are available to you and the property. Great thing is your offer can be contingent upon securing financing, passing inspections, selling your home etc.

CLOSING PERIOD

We will help you navigate through the processes of inspections, appraisals, title work as needed for your loan approval. We have a list of inspectors in the area that we can give you to review, or your lender may have one they prefer to work with. Either way we will make sure all is ordered correctly and timely.

CLOSING DAY

Today's the day! The new property ownership will be transferred to you and you can take the keys!
Your agent will accompany you to the closing appointment, typically held at a title office or bank. This is where all the financial transactions and signatures take place. 
We will be with you through every signature and initial until the pen is put down and keys are in your hands.

MOVING TIME!

You have the keys and are ready to pack and get going!
