COST EVALUATION

What is your home worth on the market? What price should you list your home? We want to help you by using comparables that are similar to your home that are currently on the market or recently sold. This can help you get a better grasp on what can be profitable for you and be a good market price to help turn your listing to sold much faster.

HOME PREP/STAGING

Having  your home in the best possible condition will lead to better showings, better feedback, and often times better offers. Decluttering, painting, cleaning floors, are great ways to help prep your home for showings. A cluttered and disorganized home can confuse and potentially run off prospective buyers.

Don't forget curb appeal!
Keep your lawn freshly cut, trimmed and picked up. Also, adding some flowers, hanging baskets, etc., can help make buyers feel welcome when coming to a showing.

Your first impression of your home is the impression that buyers will remember.

MARKETING

Let's get that sign in your yard!
Ravenscraft Realty is one of the only agencies in our area that has a full-time, in-house, marketing director on staff. We will work to make sure your home is marketed to get a buyer as quickly as we can. We use social media, listing booklets, our website, networking connections and more to push your property out to potential buyers.

Showings! We will work with you to schedule potential buyers that want to walk through your home!

OFFERS

Now that your property is marketed and buyers are interested, you will start to receive offers. Keep in mind, offers you receive can be countered if they do not quite fit what you are comfortable with, or you can reject them. Your Ravenscraft agent will negotiate on your behalf and be able to help make sure you choose the best one that fits your goals.

ACCEPT AN OFFER

You have selected an offer that you are happy with and now we prepare to enter the closing period. Accepting an offer is a crucial step in the sales process, but be aware that accepted offers can fall through if the offer is set on contingencies, such as the buyer's own home selling, inspections, appraisals and financing. If the offer is pulled, we can help you start to look for new offers by placing your property back on the active market.

CLOSING PERIOD

During this step the buyers will be going through the processes of inspections, appraisals, title work as needed for their loan approval. 
During this time we will need to work with you on scheduling the above inspections etc.

Now is a great time for you to plan your move. Start packing and sorting your belongings.

CLOSING/MOVING DAY!

Offer accepted, inspections passed, appraisals and title work are successful and the buyer has acquired their loan....
Time to sign papers, hand over the keys and celebrate!

Your Ravenscraft agent will be with you at your closing, typically held at a title company or banking facility. We will make sure you know what you are signing and walk you through the paperwork.

Your home is sold! Make sure all of your belongings are out of the house and ready for the new owners.
